Maintenance Technician I- McGregor Square
POSITION SUMMARY:
The Maintenance Technician I independently performs maintenance and repairs across residential, office, and hotel properties. Responsibilities include preventive maintenance, troubleshooting, emergency response, and record-keeping. This role ensures safety, cleanliness, and customer service while supporting the engineering team as needed.
ESSENTIAL DUTIES & RESPONSIBILITIES:
- Perform routine and preventive maintenance on residential and commercial properties, including plumbing, electrical, carpentry, and HVAC systems. Diagnose, troubleshoot, and resolve issues efficiently.
- Assemble, install, and inspect furniture, fixtures, and structures, ensuring proper functionality and stability per manufacturer guidelines.
- Respond promptly to service requests and work orders, prioritizing urgent issues while maintaining high-quality service. Accurately document maintenance activities, preventive tasks, and warranty requests to ensure compliance and seamless operations.
- Conduct carpentry work, including installing, repairing, and maintaining doors, windows, and related hardware with precision.
- Oversee pool and hot tub maintenance, including water chemistry, cleaning, and equipment inspections for a safe guest experience.
- Ensure adherence to safety codes and procedures, reporting hazards and maintaining a clean, organized workspace.
- Maintain and inspect tools, equipment, and work areas, ensuring proper functionality and efficient operation.
- Communicate via portable radio, respond to engineering service calls, and ensure equipment is used safely and effectively.
- Track and report part usage, coordinating supply orders to prevent shortages and work delays.
- Provide professional and courteous service to owners and guests, ensuring satisfaction and safety in all interactions.
- Respond to emergencies, including fire alarms, disasters, or power failures, and take appropriate actions while notifying authorities.
- Conduct regular property inspections, addressing issues promptly to maintain operational efficiency.
- Support the engineering department and assist in other work areas, adapting to shifting priorities and contributing as needed.
OTHER DUTIES/RESPONSIBILITIES:
- Follow verbal and written work orders, using blueprints, diagrams, and manuals to complete tasks accurately while adhering to maintenance standards.
- Work is subject to inspection during and after completion to ensure quality and compliance.
- Exercise independent judgment in urgent situations or emergencies.
- Perform additional duties as needed beyond listed responsibilities.
JOB QUALIFICATIONS (JOB SPECIFICATIONS):
- High school diploma or GED required, with at least two years of maintenance experience, preferably in a large commercial building.
- Proficiency in general maintenance tasks, including tiling, painting, caulking, ceiling tile installation, carpentry, and groundskeeping.
- Experience with preventive maintenance and repairs on building MEP equipment, including kitchen, laundry, boiler, plumbing, pool, HVAC, electrical, and common areas.
- Working knowledge of OSHA safety standards (preferred) and ability to operate forklifts, lifts, and other trade equipment.
- Certified Pool Operator (CPO) license or ability to obtain certification.
- Basic computer skills (Word, Excel, Outlook, PDF software preferred).
- Valid driverβs license and ability to work flexible hours, including on-call shifts with no advance notice.
- Strong customer service and communication skills, maintaining a professional demeanor with employees, guests, and contractors.
- Team-oriented mindset, working effectively with co-workers and supervisors.
- Consistent, punctual, and reliable attendance.
WORKING CONDITIONS/WORK SCHEDULE:
- Work week will be Sunday β Thursday, Off days Friday and Saturday. Work hours will be 8:00 am β 4:30 pm.
- Frequent lifting, pushing, pulling, and carrying weights up to 75 lbs. and greater for all equipment and machinery.
- Be able to push, pull, carry, or maneuver heavier items (with additional manpower or appropriate devices), carry and climb ladders, work from heights, work in small crawl spaces, balance, stoop, and kneel.
- Ability to visually check hotel, office, and residential premises, including roofs.
- Frequent bending and kneeling throughout the day for repairs and maintenance of property, equipment, and machinery.
- Equipment operation: lifts, forklifts, carts, and power hand tools (e.g., circular saw, drill).
- Mobility throughout the buildings, all floors, varying heights and distances.
- Must be able to read written communiques, LED read-outs, meters, and computer screens.
- Must be able to pull levers and rotate knobs, work with arms raised above head, and handle and assemble small parts using basic hand and power tools.
- Regular exposure to all weather conditions, both in extreme cold and heat
- The use of ladders (climbing ladders) and lifts is required at times.
- Must be able to crawl into and through small spaces.
- Continuous standing required in varying degrees throughout the day.
- Driving - limited driving on an occasional basis for supplies, equipment, etc. Generally, within 20 miles.
- Hours may vary due to project requirements such as game day duties, special event schedules, etc.
- May require being on call for off hour emergency calls or providing support for service issues or failures at any time.
SUPERVISORY RESPONSIBILITIES:
COMPENSATION AND BENEFITS
- Hourly Range of $26-$28/hour. This is a regular status, full-time position.
