The Director of Capital and Special Projects will be the internal point person with day-to-day oversight responsibility for major capital projects affiliated with the organization. This will include internal management of all predevelopment and development processes for Projects of substantive scope and impact. Over the course of the conception, construction, and completion, this will include meaningful communication with an array of internal stakeholders, external consultants and third-party partners, as well as daily involvement in all phases of the Projects from the outset to fruition such as program development, predevelopment evaluation and analyses, scheduling and timeline coordination, all phases of the design process, construction, construction management, and commencement of operations.
In This Role You Will
Coordinate establishment and implementation of organizational real estate and project development objectives
Lead all aspects of design & construction process from conception through construction closeout for major capital projects
Establish and manage preconstruction and construction critical paths and project schedules
Cultivate, oversee, and implement project scopes of work for the organization in conjunction and consultation with key internal stakeholders and external consultants
Coordinate and ensure effective communication throughout entire process from conception to completion between and among all relevant and appropriate internal and external parties
Oversee and liaise with project consultants, architects, engineers, construction managers, general contractors, sub-contractors and appropriate government officials, attorney, bankers, etc as necessary.
Present design and construction timelines, updates, and briefings to broad audiences as needed.
Manage and ensure compliance by all parties with all relevant preconstruction and construction contracts.
Collect and compile all necessary documentation for all facets of project including design, construction, legal, etc.
Create and maintain archival records of all project facets including meeting notes, drawings, and other communication documents for future use by interested parties
Evaluate, monitor, and review workflow, methods, and procedures for construction-related projects.
Assist VP of Arena Ops in identifying future construction projects and coordinating associated planning and forecasting.
Performs other duties as assigned.
The Experience You Will Bring
Bachelor’s degree in construction management, project management, real estate development or related field, or equivalent experience preferred
5-7+ years of experience in the construction industry required
Excellent verbal and written communication and interpersonal skills are required. The candidate must have the ability to influence and convey project expectations and updates to the project team with both internal and external business partners
Strong strategic and big picture planning skills
Proven history of successfully managing sophisticated design and construction projects
Proven history of coordinating large construction projects in a complex active environment
Ability to demonstrate thorough and comprehensive detail orientation
Proven history of successfully negotiating with suppliers, vendors, and contractors
Must be comfortable multi-tasking and working in a fast-paced environment
Ability to work independently and as part of a team
Capability to meet tight deadlines and work under pressure and produce accurate results
Must have excellent interpersonal skills with internal and external customers
Ability to effectively convey instructions, directions, and details to others
Fundamental project management software experience
Proficiency in Microsoft Teams, SharePoint, Outlook, Word, Excel, and PowerPoint
Ability to use Adobe and/or CAD is preferred
Knowledge of, and experience with, OSHA regulations and construction safety best practices
Must be able to work evenings, weekends, and holidays, as required
